I work with “The Only Orly Team” as a Buyer Consultant. I also have the Accredited Buyer Representative designation (ABR). I see my role not exactly as a sales person, but as more of an advisor, or coach, with an emphasis on educating. Before I actually take a new buyer client out to view homes, I have a consultation with them, to see where they stand financially, emotionally, and practically with regards to a new home purchase.
Buyers need to understand the process, which includes their preparedness to buy. Assembling a “dream-team” is essential to a successful transaction. (Lender, Attorney, Buyer Specialist, Home Inspector, etc.)
Once my buyers know that I am their source for any information related to purchasing a new home, and we build a trusting relationship – we can really accomplish the shared goal of finding the right home for them. I will preview properties and share my expertise relating to neighborhoods, types of homes and values ~ as they relate to individual buyer needs, wants and affordability.
I will negotiate with the listing broker on behalf of my buyers once the new home is selected. I do remain alongside the buyers throughout the transaction – from attorney review, home inspections, evaluating concerns and keeping all parties attentive to the contractual time line. And very importantly, I am there to help the “new neighbor” settle in with recommendations from contactors to restaurants!
